Terms
Payment and cancellation
30% deposit
When the booking is confirmed, by bank transfer.
Balance on arrival
When you collect the keys, by bank transfer, PayPal or cash.
Cancellation
Up to 30 days before arrival we refund the full deposit; from 30 to 15 days before, half of it; in the last 15 days the deposit is not refunded.
Free change of dates
Once, up to 30 days before, if the new dates are available.
Are the prices on the site final?
They are indicative prices, based on the seasonal rates. We confirm the exact price for your dates in our reply, before any payment.
Why is booking here cheaper than on Airbnb?
Our rates here are 15% lower than the ones we publish on Airbnb, because we pay no commission to the platform. And you pay no service fees.
Is there a minimum stay?
Yes: 3 nights from November to March, 4 from April to June and in September and October, 5 in July and 7 in August.
Are there discounts for longer stays?
Yes, all year round: 10% from 7 nights and 20% from 28 nights. The discount applies to the stay, not to cleaning.
How much is an extra guest?
The nightly price covers up to 4 guests in the villas and up to 2 in Casa del Duomo. Each extra guest aged 2 or over pays the nightly supplement shown in the table; infants under 2 stay free.
How do I book?
Send us your request with the calculator above, on WhatsApp or by email. We reply with availability and the exact price; the booking is confirmed with the 30% deposit.
